The calculator opens with a $450,000 home price, 20% down, a $360,000 loan and a 6.50% example rate. Those defaults explain the tool; they are not a current rate quote.
Calculator results are estimates
Calculator outputs depend on the values a visitor enters and the assumptions shown near the tool. They are planning estimates, not official disclosures, payoff statements, account records or guaranteed future costs.
A lender, servicer, insurer, taxing authority, association or settlement provider may produce a different result because of:
- rounding, compounding conventions and payment timing;
- interest-rate type, points, credits and loan fees;
- mortgage-insurance program, premium changes or cancellation rules;
- escrow analysis, prepaid interest and initial escrow deposits;
- property-tax reassessment, exemptions, special assessments or local levies;
- insurance coverage, deductibles, separate hazard policies and renewals;
- HOA or condominium dues and special assessments;
- extra payments, late payments, recasting, modification or refinancing; and
- loan-program, property, occupancy, credit, income and documentation requirements.
Only the agreements you sign, official lender disclosures and records supplied by the responsible institution establish your actual rights and obligations.
No live-rate promise
Default or example interest rates are used to demonstrate how the calculator works. Unless a page is clearly labeled with a source and timestamp for current data, a displayed rate is not a current national average or a rate available to you.
Mortgage pricing can change frequently and depends on credit profile, loan type, points, lock period, property, occupancy, location and market conditions. Obtain written quotes for the same scenario from qualified lenders.
No qualification or affordability decision
The site does not verify income, assets, debts, credit, occupancy, property eligibility or documentation. It cannot determine whether a reader will qualify for a loan.
Lender qualification and household affordability are different. A preapproval amount is not a recommendation to spend that amount. Consider take-home cash flow, child care, health costs, maintenance, utilities, insurance deductibles, emergencies, retirement savings and other priorities that may not appear in a basic debt-to-income calculation.
Mortgage insurance and loan-program limitations
Private mortgage insurance for conventional loans is not the same as FHA mortgage insurance, the VA funding fee or USDA guarantee charges. A simplified PMI input should not be used to model every government or specialty program.
Eligibility and program rules can change. Verify current requirements through the responsible agency and a qualified lender before making a decision.
Taxes, insurance and legal matters
Property-tax calculations vary by jurisdiction, exemptions and assessment rules. Insurance premiums and availability vary by property and risk. The site does not provide tax, insurance, title, contract or legal opinions.
For property-specific questions, consult appropriate licensed or qualified professionals. Do not rely on this site to interpret a purchase agreement, loan document, title report, appraisal, insurance policy or tax notice.
Examples are illustrative
Dollar amounts, rates, household profiles and comparisons in our guides are simplified examples created to explain a method. They are not predictions, borrower profiles or endorsements. We normally keep full precision during calculations and round displayed amounts for readability, which can create small differences.
Editorial accuracy and updates
We aim to use authoritative sources, state important conditions and correct material errors. Mortgage rules and costs change, and no publication process eliminates every mistake. Dates and citations show the context available when a page was reviewed.
If you find a suspected problem, report the exact page, statement, calculation and supporting source through our Contact page. Our review and correction process is described in the Editorial Policy.
External links and advertisements
Links to government agencies, housing organizations or commercial sites are provided for reference. We do not control third-party content, availability, security or privacy practices. A link does not guarantee endorsement.
The site may display advertising, including ads related to mortgages or other financial products. Advertisers do not write or approve our independent editorial content. An advertisement is not a recommendation, and readers should independently evaluate claims, costs and licensing.
Affiliate disclosure
The site does not currently represent the editorial links in these foundational guides as paid endorsements. If affiliate relationships are introduced, qualifying links and material relationships will be clearly disclosed near the relevant content. Compensation will not change calculator formulas or our obligation to present limitations and alternatives.
No professional relationship
Using the site or sending a message does not create a lender-borrower, broker-client, adviser-client, attorney-client, accountant-client, fiduciary or other professional relationship. We cannot provide emergency, time-sensitive or confidential professional services.
Your responsibility
You are responsible for verifying inputs and obtaining advice or official documents appropriate to your decision. Do not sign, transfer funds, waive protections or choose a loan solely because of an online calculator or article.
Use of the site is also subject to our Terms of Use and Privacy Policy.
This disclaimer explains the limits of our educational tools and content; it is not a substitute for advice from a qualified attorney, financial professional, lender, insurer or tax professional. We review this page periodically and update it when our services or applicable requirements change.
